Bagnoli accelerates: landfill work is underway, and a new redevelopment season begins.

Demolition is complete, 200 workers are at work, and administrative procedures have been completed on time: the operational phase begins, leading to the new waterfront and the revitalization of the former industrial area by 2026. Manfredi: "We're proceeding according to plan."

Naples – Construction is underway in Bagnoli. Bulldozers have already completed demolition of the former Italsider canteen and offices, buildings abandoned for over thirty years and now reduced to relics of industrial archaeology.

Now we move on to the next phase: preparatory activities for the demolition of the old central pier, distinct from the historic north pier, which has long been transformed into a scenic promenade for residents.

In the heart of the area of ​​significant national interest, 200 workers are at work in this first phase. The conference concluded in compliance with the timeline established by the Steering Committee on August 4, 2025, confirming the roadmap aimed at returning Bagnoli to its residents after decades of waiting.

Manfredi: "The route is a straight line, now it's a sprint on land and sea."

Gaetano Manfredi, the Special Commissioner for Bagnoli and Mayor of Naples, presented the current situation first to the official America's Cup board meeting and then to the Steering Committee convened at Palazzo Chigi, together with Minister Tommaso Foti and Diego Nepi, CEO of Sport and Health.

"Everything is proceeding according to plan," Manfredi assured, explaining that the major project is divided into three blocks: offshore works, onshore works on the landfill, and, starting in 2026, the so-called ancillary works related to mobility and services.

Offshore works: dredging, safety and the new calming basin

The first step concerns the seafront. A calming basin of approximately 20 hectares is planned, essential for hosting the America's Cup AC75 boats and, at the same time, for advancing part of the seabed reclamation work.

The agreement for these works was signed by the Commissioner, Invitalia, and the Public Works Department with the Deme Rti consortium, in compliance with the 2025 Council of State ruling. After reviewing the agreement with the Anti-Corruption Authority and taking into account all the comments, the contracting process began.

In addition to ensuring hydrodynamic safety, these works represent the beginning of the true environmental remediation of marine sediments: a necessary and decades-awaited step.

Groundworks: the landfill takes shape

At the same time, work is underway on the Bagnoli landfill, which includes fencing, residual demolition, reshaping of the cliff, and progressive surface filling to secure the area.

The Technical Base Area will be built here, the operational zone intended for the America's Cup teams: bases, infrastructure, technological networks and surfaces ready to be set up – reversibly – without compromising the future urban park and the definitive waterfront.

The project is being implemented by Invitalia with the Greenthesis consortium, as part of the Infrastructure Modifications Framework Agreement.

Metro, traffic, and parking: the "ancillary" package

The third phase, dedicated to roads and services, will begin in 2026:

reconstruction of Via Coroglio,

connection with Via Diocleziano via a new internal road,

dedicated electric bus service,

a new stop on Line 2 at Porta del Parco, financed by RFI,

parking and redevelopment of the North and South piers.

Interventions designed to make Bagnoli finally accessible and integrated with the city.

Environment, controls and times: the timetable

The environmental review procedure (EIA) has been passed: on October 20, the Ministry of the Environment decreed the exclusion of the project from the EIA, based on the favorable opinion expressed by the technical commission.

A strengthened environmental monitoring plan, already operational, is foreseen for both offshore and onshore works.

The deadlines:

Summer 2026: Completion of marine works and landfill interventions.

Spring 2027: Completion of ancillary works.

With the demolition of the last vestiges of neglect and a tight schedule geared toward major international competitions, Bagnoli is preparing for a transformation. After thirty years of promises, the redevelopment project is finally entering its decisive phase.

I truly hope that this will bring long-term benefits to the community, but there are doubts about how well the established timeline will be adhered to.

I agree with you, but I think the important thing is to have a clear and precise plan for the future of the area. Only then can we avoid unpleasant surprises during the work.

Work appears to be progressing well, but there are many uncertainties regarding timing and procedures. I hope the project doesn't suffer further delays like in the past; that would be a shame for the residents of Bagnoli.
